From Retirement Panic to HGTV Star & Retiring 20 Years Early

Monica was previously employed with an international pharmaceutical company as a Pension and Benefits Specialist. When a financial tool was introduced to help the staff determine if their retirement plans were on track, Monica decided to explore it first before introducing it to staff. According to the financial calculator, Monica and husband Raphael were not saving enough to retire the way they wanted. In fact, she would have to continue working part-time during their retirement years.

The terrifying news caused Monica to hit what she calls “her panic button”. She immediately contacted her husband and sold him on the idea to create wealth through real estate investing. Although her husband was on board, he was skeptical and even added a challenge that he wanted their first investment to be a small multi-family property, a triplex.

Together they found a rundown triplex in Toronto in an upcoming neighbourhood that was underperforming. Funds were tight and the entire building needed renovations. That’s when Monica wrote to Scott McGillivray, host of HGTV Income Property, asking for help on their first project. Low and behold help was graciously provided, not only with renovations but also with knowledge on what it takes to be a great landlord and the business of real estate investing.

Prior, Ryan was an auto mechanic and custom metal fabricator and his involvement with real estate began in 2012 with a rural bank-sale property, quickly followed by a series of deals including buy and holds, fix and flips, multi-family and new construction. The progression from these initial properties and subsequent resale led to fantastic experiences that propelled the concept of “vertical split” homes into the marketplace. The most interesting deal was a coach house that got national exposure on the news.

With a primary focus on the vertical split technique (A clever method of adding 2nd units to existing homes) Ryan has found as home values began to rise in the Durham Region, the cash flow crunch became the mainstream, which transformed the housing industry in two ways. The first being a solution to covering monthly expenses on properties, and the second being outside investor interest. His business focuses on purchasing properties from homeowners in sticky situations quickly and quietly.

Ryan is also involved in partnership opportunities, mentorship programs, and speaking engagements. He continues to innovate the industry with residential real estate purchases, coaching, new construction techniques, JV Partnerships, flipping, and small scale development. From Troubled Teen to Flipping Master



Michael Green is a successful house flipper, is the host of The Flip Factor podcast and has completed over 1100 deals. But at one point in time, this success was just a teenage boy’s dream. At the age of fifteen, prompted by late-night infomercials, Michael bought the book No Money Down by Carlton Sheets, which planted the seed of eventually becoming a house flipper.

Michael Green is a successful house flipper, is the host of The Flip Factor podcast and has completed over 1100 deals. But at one point in time, this success was just a teenage boy’s dream. At the age of fifteen, prompted by late-night infomercials, Michael bought the book No Money Down by Carlton Sheets, which planted the seed of eventually becoming a house flipper.

But the road to success wasn’t always easy. Growing up next to the projects in Baltimore, Michael found himself getting into trouble, and his relationship with his dad was built on breaking the law.

At 17, Michael found himself thrown into a paddy wagon with handcuffs around his wrists. Faced with a four-year jail sentence and a cold, uncomfortable prison cell, with terrible food, scratchy blankets and no freedom, Michael had a lot of time to think. He thought about how if his life up to that point were a house, it would be a broken-down, boarded-up house. His negative patterns and limiting beliefs had eaten away at his foundation like hungry termites. Michael could either continue these patterns and let his life crumble around him, or he could step up and fix it.

So he got to work on his first flip – himself

He started out as a flooring installer and in 2008 he was doing a job for a gentleman flipping houses named Jason Shara. Sensing his curiosity and interest in the industry, he invited Michael to a free meeting for house flippers. At this meeting, Michael was introduced to his first mentor. After just a few months of studying under his mentor, he made his first deal flipping a house for $16,000 without a single penny of his money.

For the next year, he continued doing flips and made a total of $106,459 and in 2009 he was able to leave his full-time job and has been flipping houses ever since

Michael believes that the key to success in the house flipping industry is being open to investing in personal growth and seeing the potential in something that’s a little broken-down and rough around the edges, even if others may have given up on it. This includes seeing the potential in oneself.

After learning this, Michael has scaled two houses flipping businesses and flipped over 1100 houses in the last ten years and achieved the success he’d never believed was possible. He finds the most rewarding part of his career to be helping others make profound changes from the inside out and achieving financial freedom. When he’s not flipping houses or giving back, Michael can be found travelling, attempting to surf, and most recently, learning how to hike.
