Ryan Carr is a full-time real estate investor from the Durham Region who specializes in helping homeowners get out of tough situations. His company, R.W. Carr Investments, has completed dozens of transactions with people across the GTA where debt, timing, maintenance, and repairs, or family nuances are a critical component to the deal.

Prior, Ryan was an auto mechanic and custom metal fabricator and his involvement with real estate began in 2012 with a rural bank-sale property, quickly followed by a series of deals including buy and holds, fix and flips, multi-family and new construction. The progression from these initial properties and subsequent resale led to fantastic experiences that propelled the concept of “vertical split” homes into the marketplace. The most interesting deal was a coach house that got national exposure on the news.

With a primary focus on the vertical split technique (A clever method of adding 2nd units to existing homes) Ryan has found as home values began to rise in the Durham Region, the cash flow crunch became the mainstream, which transformed the housing industry in two ways. The first being a solution to covering monthly expenses on properties, and the second being outside investor interest. His business focuses on purchasing properties from homeowners in sticky situations quickly and quietly.

Ryan is also involved in partnership opportunities, mentorship programs, and speaking engagements. He continues to innovate the industry with residential real estate purchases, coaching, new construction techniques, JV Partnerships, flipping, and small scale development. The purchasing of residential real estate has become his true passion and not just a business endeavour. You will learn about: – The importance of teamwork – Strategies to scale up your business – Taking deals and financing – Mistakes to avoid – Tips on buying properties

Achieving Goals & Success by Living Below Your Means

After graduating as an Occupational Therapist, Evelyn Lamarsh began researching all the different ways to make money and settled on real estate. 2 years later, at age 26, she bought her first two rental properties and then bought a house for herself.

Guest: Evelyn Lamarsh, Real Estate Investor

After graduating as an Occupational Therapist, Evelyn Lamarsh began researching all the different ways to make money and settled on real estate. 2 years later, at age 26, she bought her first two rental properties and then bought a house for herself.

She didn’t get to live there very long though, because her neighbour, Mike, fell in love with the Girl Next Door and they were married in no time!  She made the big move next door and her house became another rental.

Fast forward a few years with a steady focus of adding one property at a time in their market of Hamilton they now have 10 properties, all buy and holds. 5 are student rentals and 5 are single-family homes, one of which they have recently switched to an Air BnB.

Eveyln’s love of her vocation means she will return to her community mental health support role in the fall from maternity leave, not from a need for the paycheque but because she loves helping others. However, their success has meant Mike has been able to retire, at the age of 30, from the tough, dirty life as an auto mechanic and switch those trade skills repairing or upgrading almost everything that their properties need.

Evelyn and Mike are at the moment taking a break from collecting homes and make more time for cycling, canoeing and chilling in their boat as well as parents to two very young children. You will learn about: – How remaining focused help you hit your goals – Why taking an investing break is possible and can make sense – Making the right money choices – Using property cash flow to treat yourself, like getting a 32-foot boat! – Tips for starter investors in their mid-20’s

Guest:  Jeff Murray, Real Estate Investor

Jeff Murray, born and raised in St John, New Brunswick got started in real estate nearly 10 years ago buying an investment property from a friend and mentor. The rental market at the time was soft because many people were leaving the city to get work out west.

However, Jeff was always successful in maintaining high occupancy rates in his properties, understanding the significance of maintaining the investments, so when an opportunity came along to buy the name and concept of Canada Homes for Rent, his entrepreneurial DNA kicked in and he was suddenly a property management business owner.

Focused initially on single-family homes, Jeff and his wife built the management portfolio to 70-80 homes when they realized they needed more help. 7 years later, Canada Homes for Rent has a team of around 30 managing 1,000 properties for 180+ owners/investors. Proudly Jeff still manages the very first property that he started with. Canada Homes for Rent is a property management and residential leasing company, started its operations in Saint John and soon expanded to Moncton, Fredericton and other places throughout New Brunswick. Seamlessly managing a variety of houses, apartments, condos and commercial spaces, offering 24/7 service and maintaining an average of 95% occupancy on its rental units.

Gaining much of its business by referral, the company offers a wide range of services, which include; in-depth tenant screening, extensive advertising, tenancy agreement, move-in/move-out inspections, leasing, client co-ordination, mail forwarding, property viewing, repairs and renovations, in-house cleaning, lawn care and snow removal and overall property management. Guest: Eric Blenkarn, Real Estate Investor Eric Blenkarn is a Property Manager and Real Estate Investor. A serial entrepreneur from his early teens, after an initial career in construction, it was following his own frustration with a property management company who was looking after one of his properties, that he knew how he wanted to run his own management company. Although he recalls many horror stories (including finding a cat in a freezer!) and refers to property management as a ‘thankless and tough job’ he has positioned his own company Eco Property Management as a stand out provider in the space. He is still able to take time for vacations and follow other business interests by leveraging technology to run his business from anywhere. His clients and tenants can request service via an app all connected to his service teams and providers. He also recruited a former social worker contact to come work for him as a property manager who keeps a presence on the ground when he is travelling. His first property was a house he bought for his impending marriage but had some time to rent it out for a while, planning to move in once married. However, he ended up living in a different city and kept it as an investment property. His own portfolio now consists of around 14 properties which tend to be in constant flux, usually selling to make more investments, e.g. sell one buy two, focused in Hamilton and Brantford. Most are buy and hold or BRRR properties. Although unusually he does have a women’s shelter as one property where he works with not-for-profits as his clients who look to place short-term tenants and they also maintain the property. Guest: Mat Piche, Real Estate Investor and Realtor Mat Piche is a real estate investor specializing in the Kitchener-Waterloo region and through his regular eating of a whole food plant-based diet has also become known as  “The Fruitful Investor” with which he has built his brand. Coming from a long line of carpenters, Mat has always had an interest in building and renovations- you could even say it is in his ‘blood.’ Combine this with his passion for real estate investing and his desire to achieve financial freedom for both himself and his clients and together you have one motivated real estate agent! As a child, Mat’s family struggled financially like many others and early on, he knew that there was more to life than just ‘living to get by.’ After graduating from high school, he began his carpentry apprenticeship with a small renovations company, working alongside two senior employees who soon became his mentors. With help from his mentors, Mat soon became a skilled carpenter in residential renovations. Nearing the end of his apprenticeship, Mat began to question his future as a company-employed carpenter. While he loved the work, he found himself caught up in the never-ending ‘rat-race’ they call life-. As a 20-year-old, this is something he had never envisioned for himself and he delved into a journey of self-reflection and analysis. While for some this type of self-reflection comes later in life, for Mat this type-A mentality was nothing new. Mat took control of his life for the first time and bought his first investment property on his 22nd birthday. This purchase marked a major turning point in his life, giving him the confidence he needed to quit his job and start his own renovation company strictly for other investors. Mat’s innovative renovation methods for saving client’s money set him apart from his competitors and earned him the respect of many local investors, allowing him to build strong relationships and connections with them. Going from broke carpenter at 20 years old to now owning 23 properties by the age of 30, his own portfolio did mostly comprise of single family homes but more recently he has been expanding into multiplex units, student housing and flips. Scaling his business accelerated by working with joint venture partners, all of whom he has attracted through his YouTube channel and social media activity. Mat is now focused on helping more people also create freedom in their lives by owning quality investment properties by specializing and educates and helps them through his podcast, videos, coaching and The Fruitful Investing Academy.
