Erika Spencer and husband Jay, now both realtors and investors, discovered an interest in real estate investing and made their first moves in 2015, with rent to own properties and then family rentals. They scaled fast, leveraging joint ventures and completing 32 property investments in 32 months!

Guest: Erika Spencer, Real Estate Investor / Realtor

Erika Spencer and husband Jay, now both realtors and investors, discovered an interest in real estate investing and made their first moves in 2015, with rent to own properties and then family rentals. They scaled fast, leveraging joint ventures and completing 32 property investments in 32 months!

Their portfolio now consists of 26 properties with 90% of them being brick bungalows with basement apartments or the capacity to develop them and rather than rapid growth they tend to advocate their coaching clients to build more steadily.

Their investing journey started in St. Catharines and as the Niagara Region has boomed they have tried to stay ahead of the growth curve by looking beyond, investing in Welland, Port Colbourne and also Hamilton.

Erika was nominated as Rising Star of the Year by the Canadian Real Estate Wealth Magazine in 2017.  Her focus is now currently building a 4-plex on a severed lot which was possible after buying a bakery.  She is looking to get involved more in small and then larger multi-family investments and likely seeing herself getting involved in private lending.

With so many lessons learned in her real estate career to date, Erika has found her experience, knowledge and just do it motto has attracted newer real estate investors who she now coaches and helps find their own journey to success. You will learn about: – Scaling your business fast and the downsides – Lessons learned and mistakes made along the way – Structuring your JV deals and finding a good JV partner – Setting up corporations, pros and cons – From Bakery to a 4-Plex!

From Retirement Panic to HGTV Star & Retiring 20 Years Early

Monica Mayorga is a successful real estate investor since 2011 investing in multiple markets for profit by implementing strategies such as re-purposed dwellings, long flips, the BRRRR method (buy, rehab, rent, refinance and repeat), joint venture partnerships and student rentals.

Guest: Monica Mayorga, Real Estate Investor & Retirement Specialist Monica Mayorga is a successful real estate investor since 2011 investing in multiple markets for profit by implementing strategies such as re-purposed dwellings, long flips, the BRRRR method (buy, rehab, rent, refinance and repeat), joint venture partnerships and student rentals.

Monica was previously employed with an international pharmaceutical company as a Pension and Benefits Specialist. When a financial tool was introduced to help the staff determine if their retirement plans were on track, Monica decided to explore it first before introducing it to staff. According to the financial calculator, Monica and husband Raphael were not saving enough to retire the way they wanted. In fact, she would have to continue working part-time during their retirement years.

The terrifying news caused Monica to hit what she calls “her panic button”. She immediately contacted her husband and sold him on the idea to create wealth through real estate investing. Although her husband was on board, he was skeptical and even added a challenge that he wanted their first investment to be a small multi-family property, a triplex.

Together they found a rundown triplex in Toronto in an upcoming neighbourhood that was underperforming. Funds were tight and the entire building needed renovations. That’s when Monica wrote to Scott McGillivray, host of HGTV Income Property, asking for help on their first project. Low and behold help was graciously provided, not only with renovations but also with knowledge on what it takes to be a great landlord and the business of real estate investing.

Monica’s first experience gave her the tools to transition from working countless hours in a corporate job to retiring 20 years earlier and becoming a Retirement Specialist travelling the world. You will learn about: – Investment strategy tips and refinancing – Project cost, numbers and processes – Scaling up your business – Private financing

Brian Fitzgerald is a firefighter, real estate agent as well as a real estate investor for the last 6 years in the Hamilton & Niagara area. Brians start in investing began when he decided to tackle a couple of flips on the Hamilton Mountain. Since then Brian has focused his strategy to more Buy & Hold investments, with current plans to jump back into the renovations and getting his hands dirty with the BRRRR strategy. From Troubled Teen to Flipping Master

Guest: Michael Green, Real Estate Investor, Speaker & Entrepreneur

Michael Green is a successful house flipper, is the host of The Flip Factor podcast and has completed over 1100 deals. But at one point in time, this success was just a teenage boy’s dream. At the age of fifteen, prompted by late-night infomercials, Michael bought the book No Money Down by Carlton Sheets, which planted the seed of eventually becoming a house flipper.

But the road to success wasn’t always easy. Growing up next to the projects in Baltimore, Michael found himself getting into trouble, and his relationship with his dad was built on breaking the law.

At 17, Michael found himself thrown into a paddy wagon with handcuffs around his wrists. Faced with a four-year jail sentence and a cold, uncomfortable prison cell, with terrible food, scratchy blankets and no freedom, Michael had a lot of time to think. He thought about how if his life up to that point were a house, it would be a broken-down, boarded-up house. His negative patterns and limiting beliefs had eaten away at his foundation like hungry termites. Michael could either continue these patterns and let his life crumble around him, or he could step up and fix it.

So he got to work on his first flip – himself

He started out as a flooring installer and in 2008 he was doing a job for a gentleman flipping houses named Jason Shara. Sensing his curiosity and interest in the industry, he invited Michael to a free meeting for house flippers. At this meeting, Michael was introduced to his first mentor. After just a few months of studying under his mentor, he made his first deal flipping a house for $16,000 without a single penny of his money.

For the next year, he continued doing flips and made a total of $106,459 and in 2009 he was able to leave his full-time job and has been flipping houses ever since

Michael believes that the key to success in the house flipping industry is being open to investing in personal growth and seeing the potential in something that’s a little broken-down and rough around the edges, even if others may have given up on it. This includes seeing the potential in oneself.

After learning this, Michael has scaled two houses flipping businesses and flipped over 1100 houses in the last ten years and achieved the success he’d never believed was possible. He finds the most rewarding part of his career to be helping others make profound changes from the inside out and achieving financial freedom. When he’s not flipping houses or giving back, Michael can be found travelling, attempting to surf, and most recently, learning how to hike. You will learn about: – Financing tips and differences – Building your power team – Analyzing deals and the key numbers to look for – Tips on scaling up your business – Closing deals insights

Achieving Goals & Success by Living Below Your Means

After graduating as an Occupational Therapist, Evelyn Lamarsh began researching all the different ways to make money and settled on real estate. 2 years later, at age 26, she bought her first two rental properties and then bought a house for herself.

Guest: Evelyn Lamarsh, Real Estate Investor

After graduating as an Occupational Therapist, Evelyn Lamarsh began researching all the different ways to make money and settled on real estate. 2 years later, at age 26, she bought her first two rental properties and then bought a house for herself.

She didn’t get to live there very long though, because her neighbour, Mike, fell in love with the Girl Next Door and they were married in no time!  She made the big move next door and her house became another rental.

Fast forward a few years with a steady focus of adding one property at a time in their market of Hamilton they now have 10 properties, all buy and holds. 5 are student rentals and 5 are single-family homes, one of which they have recently switched to an Air BnB.

Eveyln’s love of her vocation means she will return to her community mental health support role in the fall from maternity leave, not from a need for the paycheque but because she loves helping others. However, their success has meant Mike has been able to retire, at the age of 30, from the tough, dirty life as an auto mechanic and switch those trade skills repairing or upgrading almost everything that their properties need.

Evelyn and Mike are at the moment taking a break from collecting homes and make more time for cycling, canoeing and chilling in their boat as well as parents to two very young children. You will learn about: – How remaining focused help you hit your goals – Why taking an investing break is possible and can make sense – Making the right money choices – Using property cash flow to treat yourself, like getting a 32-foot boat! – Tips for starter investors in their mid-20’s

Guest: Eric Blenkarn, Real Estate Investor Eric Blenkarn is a Property Manager and Real Estate Investor. A serial entrepreneur from his early teens, after an initial career in construction, it was following his own frustration with a property management company who was looking after one of his properties, that he knew how he wanted to run his own management company. Although he recalls many horror stories (including finding a cat in a freezer!) and refers to property management as a ‘thankless and tough job’ he has positioned his own company Eco Property Management as a stand out provider in the space. He is still able to take time for vacations and follow other business interests by leveraging technology to run his business from anywhere. His clients and tenants can request service via an app all connected to his service teams and providers. He also recruited a former social worker contact to come work for him as a property manager who keeps a presence on the ground when he is travelling. His first property was a house he bought for his impending marriage but had some time to rent it out for a while, planning to move in once married. However, he ended up living in a different city and kept it as an investment property. His own portfolio now consists of around 14 properties which tend to be in constant flux, usually selling to make more investments, e.g. sell one buy two, focused in Hamilton and Brantford. Most are buy and hold or BRRR properties. Although unusually he does have a women’s shelter as one property where he works with not-for-profits as his clients who look to place short-term tenants and they also maintain the property. Take Action and Specialize to Get the Life You Want

Mat Piche is a real estate investor specializing in the Kitchener-Waterloo region and through his regular eating of a whole food plant-based diet has also become known as  “The Fruitful Investor” with which he has built his brand.
Guest: Mat Piche, Real Estate Investor and Realtor Mat Piche is a real estate investor specializing in the Kitchener-Waterloo region and through his regular eating of a whole food plant-based diet has also become known as  “The Fruitful Investor” with which he has built his brand. Coming from a long line of carpenters, Mat has always had an interest in building and renovations- you could even say it is in his ‘blood.’ Combine this with his passion for real estate investing and his desire to achieve financial freedom for both himself and his clients and together you have one motivated real estate agent! As a child, Mat’s family struggled financially like many others and early on, he knew that there was more to life than just ‘living to get by.’ After graduating from high school, he began his carpentry apprenticeship with a small renovations company, working alongside two senior employees who soon became his mentors. With help from his mentors, Mat soon became a skilled carpenter in residential renovations. Nearing the end of his apprenticeship, Mat began to question his future as a company-employed carpenter. While he loved the work, he found himself caught up in the never-ending ‘rat-race’ they call life-. As a 20-year-old, this is something he had never envisioned for himself and he delved into a journey of self-reflection and analysis. While for some this type of self-reflection comes later in life, for Mat this type-A mentality was nothing new. Mat took control of his life for the first time and bought his first investment property on his 22nd birthday. This purchase marked a major turning point in his life, giving him the confidence he needed to quit his job and start his own renovation company strictly for other investors. Mat’s innovative renovation methods for saving client’s money set him apart from his competitors and earned him the respect of many local investors, allowing him to build strong relationships and connections with them. Going from broke carpenter at 20 years old to now owning 23 properties by the age of 30, his own portfolio did mostly comprise of single family homes but more recently he has been expanding into multiplex units, student housing and flips. Scaling his business accelerated by working with joint venture partners, all of whom he has attracted through his YouTube channel and social media activity.
