Juggling Properties and Roles as a Busy Investor

Brian Fitzgerald is a firefighter, real estate agent as well as a real estate investor for the last 6 years in the Hamilton & Niagara area.

Guest: Brian Fitzgerald, Real Estate Investor & Realtor

Brian Fitzgerald is a firefighter, real estate agent as well as a real estate investor for the last 6 years in the Hamilton & Niagara area. Brians start in investing began when he decided to tackle a couple of flips on the Hamilton Mountain. Having only been a handyman, Brian jumped in headfirst and learned many valuable lessons along the way and came out with vast experiences in the renovation and contracting world – he also came out with much less hair after the experiences. Since then Brian has focused his strategy to more Buy & Hold investments, with current plans to jump back into the renovations and getting his hands dirty with the BRRRR strategy. His experience with home buying, renovations, dealing with contractors, and being a landlord himself are also a large benefit to the investor clients he serves as a Realtor. His easy-going approach with clients and his knowledge of renovation practices and expenses make him an absolute asset to any investor that he works with.

When it comes to the management side of his properties, Brian’s biggest asset is his ability to find the best tenants and put them into his A+ properties. His property management company, Fitzgerald PM, also serves many of his investor clients that choose to be hands-off with their real estate investments. His portfolio currently consists of duplexes, single-family rentals as well as a recreational property on the water which makes Brian a really experienced and well-rounded investor as well as Realtor. You will learn about: – The pros and cons of making deals – How to find off-market deals – Managing time when having more than one job role – Managing your portfolio

From Auto Mechanic to Becoming The Vertical Split Genius

Ryan Carr is a full-time real estate investor from the Durham Region who specializes in helping homeowners get out of tough situations. His company, R.W. Carr Investments, has completed dozens of transactions with people across the GTA where debt, timing, maintenance, and repairs, or family nuances are a critical component to the deal.

Guest: Ryan Carr, Real Estate Investor, Speaker & Mentor

Ryan Carr is a full-time real estate investor from the Durham Region who specializes in helping homeowners get out of tough situations. His company, R.W. Carr Investments, has completed dozens of transactions with people across the GTA where debt, timing, maintenance, and repairs, or family nuances are a critical component to the deal.

Prior, Ryan was an auto mechanic and custom metal fabricator and his involvement with real estate began in 2012 with a rural bank-sale property, quickly followed by a series of deals including buy and holds, fix and flips, multi-family and new construction. The progression from these initial properties and subsequent resale led to fantastic experiences that propelled the concept of “vertical split” homes into the marketplace. The most interesting deal was a coach house that got national exposure on the news.

With a primary focus on the vertical split technique (A clever method of adding 2nd units to existing homes) Ryan has found as home values began to rise in the Durham Region, the cash flow crunch became the mainstream, which transformed the housing industry in two ways. The first being a solution to covering monthly expenses on properties, and the second being outside investor interest. His business focuses on purchasing properties from homeowners in sticky situations quickly and quietly.

Ryan is also involved in partnership opportunities, mentorship programs, and speaking engagements. He continues to innovate the industry with residential real estate purchases, coaching, new construction techniques, JV Partnerships, flipping, and small scale development. The purchasing of residential real estate has become his true passion and not just a business endeavour. You will learn about: – The importance of teamwork – Strategies to scale up your business – Taking deals and financing – Mistakes to avoid – Tips on buying properties

From Troubled Teen to Flipping Master

Michael Green is a successful house flipper, is the host of The Flip Factor podcast and has completed over 1100 deals. But at one point in time, this success was just a teenage boy’s dream. At the age of fifteen, prompted by late-night infomercials, Michael bought the book No Money Down by Carlton Sheets, which planted the seed of eventually becoming a house flipper.

Guest: Michael Green, Real Estate Investor, Speaker & Entrepreneur

Michael Green is a successful house flipper, is the host of The Flip Factor podcast and has completed over 1100 deals. But at one point in time, this success was just a teenage boy’s dream. At the age of fifteen, prompted by late-night infomercials, Michael bought the book No Money Down by Carlton Sheets, which planted the seed of eventually becoming a house flipper.

But the road to success wasn’t always easy. Growing up next to the projects in Baltimore, Michael found himself getting into trouble, and his relationship with his dad was built on breaking the law.

At 17, Michael found himself thrown into a paddy wagon with handcuffs around his wrists. Faced with a four-year jail sentence and a cold, uncomfortable prison cell, with terrible food, scratchy blankets and no freedom, Michael had a lot of time to think. He thought about how if his life up to that point were a house, it would be a broken-down, boarded-up house. His negative patterns and limiting beliefs had eaten away at his foundation like hungry termites. Michael could either continue these patterns and let his life crumble around him, or he could step up and fix it.

So he got to work on his first flip – himself

He started out as a flooring installer and in 2008 he was doing a job for a gentleman flipping houses named Jason Shara. Sensing his curiosity and interest in the industry, he invited Michael to a free meeting for house flippers. At this meeting, Michael was introduced to his first mentor. After just a few months of studying under his mentor, he made his first deal flipping a house for $16,000 without a single penny of his money.

For the next year, he continued doing flips and made a total of $106,459 and in 2009 he was able to leave his full-time job and has been flipping houses ever since

Michael believes that the key to success in the house flipping industry is being open to investing in personal growth and seeing the potential in something that’s a little broken-down and rough around the edges, even if others may have given up on it. This includes seeing the potential in oneself.

After learning this, Michael has scaled two houses flipping businesses and flipped over 1100 houses in the last ten years and achieved the success he’d never believed was possible. He finds the most rewarding part of his career to be helping others make profound changes from the inside out and achieving financial freedom. When he’s not flipping houses or giving back, Michael can be found travelling, attempting to surf, and most recently, learning how to hike. You will learn about: – Financing tips and differences – Building your power team – Analyzing deals and the key numbers to look for – Tips on scaling up your business – Closing deals insights

Property Management Horror Stories, Lessons and Tips

Guest: Eric Blenkarn, Real Estate Investor Eric Blenkarn is a Property Manager and Real Estate Investor. A serial entrepreneur from his early teens, after an initial career in construction, it was following his own frustration with a property management company who was looking after one of his properties, that he knew how he wanted to run his own management company. Although he recalls many horror stories (including finding a cat in a freezer!) and refers to property management as a ‘thankless and tough job’ he has positioned his own company Eco Property Management as a stand out provider in the space. He is still able to take time for vacations and follow other business interests by leveraging technology to run his business from anywhere. His clients and tenants can request service via an app all connected to his service teams and providers. He also recruited a former social worker contact to come work for him as a property manager who keeps a presence on the ground when he is travelling. His first property was a house he bought for his impending marriage but had some time to rent it out for a while, planning to move in once married. However, he ended up living in a different city and kept it as an investment property. His own portfolio now consists of around 14 properties which tend to be in constant flux, usually selling to make more investments, e.g. sell one buy two, focused in Hamilton and Brantford. Most are buy and hold or BRRR properties. Although unusually he does have a women’s shelter as one property where he works with not-for-profits as his clients who look to place short-term tenants and they also maintain the property. Take Action and Specialize to Get the Life You Want

Mat Piche is a real estate investor specializing in the Kitchener-Waterloo region and through his regular eating of a whole food plant-based diet has also become known as  “The Fruitful Investor” with which he has built his brand.
Guest: Mat Piche, Real Estate Investor and Realtor Mat Piche is a real estate investor specializing in the Kitchener-Waterloo region and through his regular eating of a whole food plant-based diet has also become known as  “The Fruitful Investor” with which he has built his brand. Coming from a long line of carpenters, Mat has always had an interest in building and renovations- you could even say it is in his ‘blood.’ Combine this with his passion for real estate investing and his desire to achieve financial freedom for both himself and his clients and together you have one motivated real estate agent! As a child, Mat’s family struggled financially like many others and early on, he knew that there was more to life than just ‘living to get by.’ After graduating from high school, he began his carpentry apprenticeship with a small renovations company, working alongside two senior employees who soon became his mentors. With help from his mentors, Mat soon became a skilled carpenter in residential renovations. Nearing the end of his apprenticeship, Mat began to question his future as a company-employed carpenter. While he loved the work, he found himself caught up in the never-ending ‘rat-race’ they call life-. As a 20-year-old, this is something he had never envisioned for himself and he delved into a journey of self-reflection and analysis. While for some this type of self-reflection comes later in life, for Mat this type-A mentality was nothing new. Mat took control of his life for the first time and bought his first investment property on his 22nd birthday. This purchase marked a major turning point in his life, giving him the confidence he needed to quit his job and start his own renovation company strictly for other investors. Mat’s innovative renovation methods for saving client’s money set him apart from his competitors and earned him the respect of many local investors, allowing him to build strong relationships and connections with them. Going from broke carpenter at 20 years old to now owning 23 properties by the age of 30, his own portfolio did mostly comprise of single family homes but more recently he has been expanding into multiplex units, student housing and flips. Scaling his business accelerated by working with joint venture partners, all of whom he has attracted through his YouTube channel and social media activity. Mat is now focused on helping more people also create freedom in their lives by owning quality investment properties by specializing and educates and helps them through his podcast, videos, coaching and The Fruitful Investing Academy. His real estate investing life has enabled him to have the freedom to follow his passion for travelling and eating fruit around the world.
