Juggling Properties and Roles as a Busy Investor

Brian Fitzgerald is a firefighter, real estate agent as well as a real estate investor for the last 6 years in the Hamilton & Niagara area.

Guest: Brian Fitzgerald, Real Estate Investor & Realtor

Brian Fitzgerald is a firefighter, real estate agent as well as a real estate investor for the last 6 years in the Hamilton & Niagara area. Brians start in investing began when he decided to tackle a couple of flips on the Hamilton Mountain. Having only been a handyman, Brian jumped in headfirst and learned many valuable lessons along the way and came out with vast experiences in the renovation and contracting world – he also came out with much less hair after the experiences. Since then Brian has focused his strategy to more Buy & Hold investments, with current plans to jump back into the renovations and getting his hands dirty with the BRRRR strategy. His experience with home buying, renovations, dealing with contractors, and being a landlord himself are also a large benefit to the investor clients he serves as a Realtor. His easy-going approach with clients and his knowledge of renovation practices and expenses make him an absolute asset to any investor that he works with.

When it comes to the management side of his properties, Brian’s biggest asset is his ability to find the best tenants and put them into his A+ properties. His property management company, Fitzgerald PM, also serves many of his investor clients that choose to be hands-off with their real estate investments. His portfolio currently consists of duplexes, single-family rentals as well as a recreational property on the water which makes Brian a really experienced and well-rounded investor as well as Realtor. You will learn about: – The pros and cons of making deals – How to find off-market deals – Managing time when having more than one job role – Managing your portfolio

Proudly Jeff still manages the very first property that he started with. Canada Homes for Rent is a property management and residential leasing company, started its operations in Saint John and soon expanded to Moncton, Fredericton and other places throughout New Brunswick. Guest: Eric Blenkarn, Real Estate Investor Eric Blenkarn is a Property Manager and Real Estate Investor. A serial entrepreneur from his early teens, after an initial career in construction, it was following his own frustration with a property management company who was looking after one of his properties, that he knew how he wanted to run his own management company. Although he recalls many horror stories (including finding a cat in a freezer!) and refers to property management as a ‘thankless and tough job’ he has positioned his own company Eco Property Management as a stand out provider in the space. He is still able to take time for vacations and follow other business interests by leveraging technology to run his business from anywhere. His clients and tenants can request service via an app all connected to his service teams and providers. He also recruited a former social worker contact to come work for him as a property manager who keeps a presence on the ground when he is travelling. His first property was a house he bought for his impending marriage but had some time to rent it out for a while, planning to move in once married. However, he ended up living in a different city and kept it as an investment property. His own portfolio now consists of around 14 properties which tend to be in constant flux, usually selling to make more investments, e.g. sell one buy two, focused in Hamilton and Brantford. Most are buy and hold or BRRR properties. Although unusually he does have a women’s shelter as one property where he works with not-for-profits as his clients who look to place short-term tenants and they also maintain the property. Guest: Real Estate Investor and Landlord, Britta Hild Britta started in the world of real estate investing in 2011 purchasing a 5 unit building in Toronto. Having only previously bought a primary single unit residence she was unprepared for the added work to close the deal and handling the day to day life of a landlord. She quickly learned about property management, renovations and tenant relations through doing these tasks on her own. These early real estate investing challenges did not deter her, rather they served as great lessons for Britta when she pursued a subsequent joint venture in Hamilton with another multi-unit property because of the benefits of having more doors in one building. The current market in the GTA is changing rapidly and it is essential to have a plan in place to make sure that your real estate investments are working for you and not the other way around. This was brought home in a very stark way for Britta when her mother fell seriously ill and she was able to look after her full-time knowing her properties were cash flowing. Never one to tire of talking about real estate investing, Britta understands the concerns, worries and benefits of being a real estate investor and landlord, from financing to renovations to tenants.
