Guest: Eric Blenkarn, Real Estate Investor
Eric Blenkarn is a Property Manager and Real Estate Investor. A serial entrepreneur from his early teens, after an initial career in construction, it was following his own frustration with a property management company who was looking after one of his properties, that he knew how he wanted to run his own management company.
Although he recalls many horror stories (including finding a cat in a freezer!) and refers to property management as a ‘thankless and tough job’ he has positioned his own company Eco Property Management as a stand out provider in the space.
He is still able to take time for vacations and follow other business interests by leveraging technology to run his business from anywhere. His clients and tenants can request service via an app all connected to his service teams and providers. He also recruited a former social worker contact to come work for him as a property manager who keeps a presence on the ground when he is travelling.
His first property was a house he bought for his impending marriage but had some time to rent it out for a while, planning to move in once married. However, he ended up living in a different city and kept it as an investment property.
His own portfolio now consists of around 14 properties which tend to be in constant flux, usually selling to make more investments, e.g. sell one buy two, focused in Hamilton and Brantford. Most are buy and hold or BRRR properties. Although unusually he does have a women’s shelter as one property where he works with not-for-profits as his clients who look to place short-term tenants and they also maintain the property.
You will learn about:
– Property Management horror stories
– How to deal with property and tenant issues
– Property manager insider tips on screening tenants
– What to look for when hiring property managers

Guest: Mat Piche, Real Estate Investor and Realtor
Mat Piche is a real estate investor specializing in the Kitchener-Waterloo region and through his regular eating of a whole food plant-based diet has also become known as “The Fruitful Investor” with which he has built his brand.
Coming from a long line of carpenters, Mat has always had an interest in building and renovations- you could even say it is in his ‘blood.’ Combine this with his passion for real estate investing and his desire to achieve financial freedom for both himself and his clients and together you have one motivated real estate agent!
As a child, Mat’s family struggled financially like many others and early on, he knew that there was more to life than just ‘living to get by.’ After graduating from high school, he began his carpentry apprenticeship with a small renovations company, working alongside two senior employees who soon became his mentors. With help from his mentors, Mat soon became a skilled carpenter in residential renovations.
Nearing the end of his apprenticeship, Mat began to question his future as a company-employed carpenter. While he loved the work, he found himself caught up in the never-ending ‘rat-race’ they call life-. As a 20-year-old, this is something he had never envisioned for himself and he delved into a journey of self-reflection and analysis. While for some this type of self-reflection comes later in life, for Mat this type-A mentality was nothing new.
Mat took control of his life for the first time and bought his first investment property on his 22nd birthday. This purchase marked a major turning point in his life, giving him the confidence he needed to quit his job and start his own renovation company strictly for other investors. Mat’s innovative renovation methods for saving client’s money set him apart from his competitors and earned him the respect of many local investors, allowing him to build strong relationships and connections with them.
Going from broke carpenter at 20 years old to now owning 23 properties by the age of 30, his own portfolio did mostly comprise of single family homes but more recently he has been expanding into multiplex units, student housing and flips. Scaling his business accelerated by working with joint venture partners, all of whom he has attracted through his YouTube channel and social media activity.
Mat is now focused on helping more people also create freedom in their lives by owning quality investment properties by specializing and educates and helps them through his podcast, videos, coaching and The Fruitful Investing Academy.
His real estate investing life has enabled him to have the freedom to follow his passion for travelling and eating fruit around the world.

– Real Estate Strategy and financing tips
– Working with a Joint Venture partner

After training as an international professional athlete for 15 years Sarah Eder took the first steps in real estate by helping a highly successful property management investor manage over 150 doors. This investor was also a master at joint ventures so when Sarah was not in a position to get her own mortgages she still had the confidence and knowledge to be able to raise over 7-figures in real estate investments in a little over 3 years.
Now as the owner of Sarah Eder Investments, she is using a more complicated joint venture approach to not only focus on more traditional 50/50 flips, but also multi-family properties and larger-scale developments and commercial conversions that require more than one JV partner.
With the mind of a savvy, socially connected millennial she uses an innovative approach in looking at the real estate investing world differently than most and is able to find 50% of her JV deals through social media, where she is very active. Now a full-time investor, coach, and mentor, when not developing innovative ways to raise capital, she is mentoring others on how to successfully use joint ventures. She has been on multiple stages speaking about these topics and her success has been recently featured in Canadian Real Estate Wealth magazine.

Guest: Real Estate Investor and Landlord, Britta Hild
Britta started in the world of real estate investing in 2011 purchasing a 5 unit building in Toronto. Having only previously bought a primary single unit residence she was unprepared for the added work to close the deal and handling the day to day life of a landlord. She quickly learned about property management, renovations and tenant relations through doing these tasks on her own.
These early real estate investing challenges did not deter her, rather they served as great lessons for Britta when she pursued a subsequent joint venture in Hamilton with another multi-unit property because of the benefits of having more doors in one building.
The current market in the GTA is changing rapidly and it is essential to have a plan in place to make sure that your real estate investments are working for you and not the other way around. This was brought home in a very stark way for Britta when her mother fell seriously ill and she was able to look after her full-time knowing her properties were cash flowing.
Never one to tire of talking about real estate investing, Britta understands the concerns, worries and benefits of being a real estate investor and landlord, from financing to renovations to tenants.
You will learn about:
– Benefits of having multiple tenants
– Tips on how to overcome your real estate investing struggles
– Tips on building a solid team
– What new investors should be aware of
– Tips on finding and screening tenants
